Title: Looking for land in central Vic to build tracks.

Anyone in central Victoria please keep an eye out for land that I can buy to build a few motocross & dirt-tracks on.  I think anywhere between 200 & 1000 acres should do it.  I prefer no more than 3 hours from Melbourne.

We've been looking for 10 years & still looking. Don't get me wrong, keep looking but it's an uphill battle to find one that is zoned correctly already (Industrial, read quarry) or trying to have it rezoned. Even with the proposed new (Read going back to the old rules) zoning rules it will be up to the council.

We found a couple but council just stonewalled us.

i have 2 parcels of land at 200 acres each within 3 hrs (just) of melbourne, not sure how the council would go, but the land is zoned rural.
one block has old house with power , phone and shedding. other block has old falling down house and not much else.

Thanks Colin, yes I am very interested.

Are there any other riders interested in buying property so that we can create a buffer zone of 'motorcycle friendly' people in an effort to stop neighbours complaining about those pesky noisy motorcycles  ;-)

We should all stick together to protect the future of off-road riding, if a number of us can buy in one area it will give us solidarity ..... pending council approval.

have 2 blocks of land near koondrook in north central vic, ten minutes from nsw border, 25klms from kerang, 120klms from bendigo.
both blocks are around 200acres, one has decent shedding, run down 3 bedroom house with power and phone connected.
other has no power etc, old half fallen down house .
both flat land almost fully clear of trees, good dirt not heavy clay.
closest neighbour over 500metres.
chasing 200k for the place with house, 150k without, or best offer

I rekon you need to think about the capacity to generate income then approach some farmers who have some lizard country around the avoca area - landsborough etc with some "undulations" who would like a few descent dollars for the year. heathcote area isnt to bad toward kyneton and Lancefield etc. putting together a budget and setting some easily attained income figures for them may open the doors if they can see a few bucks coming in for land they cant make much money on. a good contract would need to be put together but would cover against sudden changes of mind. having a local on board helps with councils...

Getting close, have the following options ...

Pyalong, 40 acres, $160K, rocky & hilly, close to home.
Heathcote, 142 acres, $170K, hilly & bushy, houses nearby.
Rushworth, 100 acres, $120K, flat, no neighbours, 10k's of dirt road to get to it.
Nagambie, 100 acres, $160K, flat, no neighbours.

Jodie & I have checked-out over 30 properties, got lost in State forrests twice while looking for them!  LOL

Hey John, we have had 150 acres 2hrs west of sydney for 8 years now. Neighboring blocks incl 100AC, 270AC, 300AC and several 25 AC across the river. I really think that if you wish to have any chance to build a track for even small events then you should try to be as far away from neighbors as possible. Also if the place has some native scrub or trees on it then it will be easier to maintain as far as weeds go as our 80 acres of paddock require a fair bit of care to just keep the blackberry and serrated tussock at bay. Last summer we sprayed 5000 Litres of brush off to control blackberry.
The best thing we ever did was buy the property together (my brother and I) and also become friends with the other property owners nearby. Our closest neighbor puts his cattle on our place - no fee for adjistment... But he takes care of some fences...

Neighbours will be the make or break.

Something that backs onto State forest would be good as there will be less neighbours to deal with.

A flat block will carry the sound further, building something in a valley will be a more interesting track and will trap the sound better.
Also a flat block will hold water longer and restrict access.

Forget the water truck, you would be better off to lay some plumbing and fit sprinklers that don’t need to be held, you need to keep your labour to a minimum.

40 acres I consider too small, it’s plenty big enough for a track but it won’t keep the neighbours at bay.

Leasing a section from a large farm may be easier as you won’t have the large purchase outlay allowing you to invest better in infrastructure.

Yeh I agree on those points Brett & Geoff, I'll keep searching until I find the right combination.  I'm looking at 20 acres tomorrow that is surrounded by State Forrest, sounds promising.

How far from Melbourne John, 20 ac is easy to take care of, just make sure it is not surrounded by tree huggers like throughout the blue mountains, we were looking at a property in blue mountains council area, lucky we missed it as we would not have been able to scratch our balls let alone have a track or go for a fox, rabbit shoot.

I'll share a story of how the new road race circuit in NZ Hampton Downs got approval and built. 2 historic car loving solicitors searched for the least profitable dairy farm that was close to civilisation , and bought that. The over a few years purchased the neighbouring properties, when the DA went in, nobody could whinge. Maybe look for a smaller allotment with the eye on the surrounding property.From the experience I have seen getting DA approval will be the critical factor, would be heartbreaking to not get DA approval after you spent the $$

Pyalong is great riding country but neighbors may be an issue.

i rode a pony xpress at lancefield years ago and it wa superb but the nxt year it wasnt available but i never found out why. the landholder got (~1500 for the day (i think))

Any luck with the land John? Property seems to be reasonably priced in VIC compared to prices 2 or so hours from Sydney CBD, are these locations within 2 or 3 hours of melbourne?

Well I looked at quite a few properties, finally bought one, it's only 20 acres but k's to the nearest neighbour, settlement is this week.

Looking forward to a few VMX ride/BBQ days there  :-)

Hi, is the price up top of the add in the range of what you payed? just trying to compare with my 20 acres here in nz 'unzud', thought mine was worth a mint [dream on] now they've decided we have " lique'fuktion' under ours & the bum's dropped outa the value. So much for selling half of it to build a house--now it'd be sell all of it to build a shed [man cave]. 20 acres that backs onto mine just sold [with a fab house] for 1.35 million. 15 acres of bare land next to mine sold for about 30thou an acre 5 years ago, trying to get him to buy half of mine but only wants to pay half of what he paid for his damn it. Now [because of the 'perceived' liquefaction] a word we'd never heard of before the christchurch earthquake they say to build in this area you need piles going just about to 'china'--even piles if you have a concrete floor, just to be [sure to be sure!!]. Sorry--just venting. Carry on. Cheers.

Fantastic John, congratulations on your purchase. 20 acres is more than enough for 1 decent track and possibly even a second natural terrain type circuit. I recently visited a friend of mine who has a 15 acre property near Riddles Creek, with a 35 square house, chicken coupes, dog runs and 3 sheds already on the property i couldn't help but think there was still ample room left for a track!! Unfortunately though he has neighbors far too close to even consider the thought, plus he's only your average agi/quad bike rider anyway. :D

Well the track's all marked-out, haven't ridden it yet, might need to make a few adjustments once I do?  I pick-up a 4x4 tractor with bucket tomorrow ..... jumps will soon be made  :-)

It is 25 turns, 1.3 k long, should be testing with a bike this week  :-)  stay tuned.
